ESE completed a Phase I Environmental Site Assessment for a flood control property in Southeast Texas, providing critical due diligence to support future planning. Through detailed records review, site reconnaissance, and agency coordination, ESE identified no recognized environmental conditions, helping reduce risk and provide clarity for next steps.

For this Southeast Texas property, ESE Partners conducted a Phase I ESA to evaluate historical land use, regulatory records, and current site conditions. The assessment confirmed no recognized environmental conditions, helping provide confidence in site feasibility and supporting a clear path forward for future planning.

Environmental Due Diligence for Flood Control Planning

ESE conducted a Phase I Environmental Site Assessment for a 17-acre tract to support flood control planning and potential land acquisition. While the largely undeveloped property included areas used for equipment storage and was located within mapped floodplain and floodway zones, ESE’s comprehensive review—combining site reconnaissance, historical research, regulatory database evaluation, and agency coordination—identified no recognized environmental conditions. This assessment provided a clear environmental baseline, reduced uncertainty early in the process, and enabled confident, risk-informed decision-making for future infrastructure planning.

Due Diligence for Proposed Flood Control Acquisition

A Phase I Environmental Site Assessment was conducted for a 28-acre tract in Harris County to support potential acquisition for future flood control infrastructure. Despite the property’s long history of agricultural use and proximity to nearby commercial operations, ESE’s comprehensive evaluation—including historical research, regulatory review, site reconnaissance, and agency coordination—identified no recognized environmental conditions. This clarity allowed the project team to move forward with confidence, supporting informed decision-making, liability protection, and efficient planning for long-term infrastructure development.

Phase I ESA Portfolio in Oklahoma City, OK

ESE staff conducted Phase I Environmental Site Assessments (ESAs) for four properties near Oklahoma City, including an oil/gas service facility, a medical clinic, a retail space, and farmland with a residence. The assessments adhered to ASTM E1527-21 standards and included visual asbestos evaluations. Research included environmental database records, historical sources, interviews with local municipalities and property owners, and visual inspections. The gathered due diligence information helped the client identify environmental risks in preparation for property divestiture.
