Services Performed

ESE prepared PCAs and Phase I ESAs for a portfolio of 18 properties located in metropolitan areas of Texas. The types of properties ranged from 15,000 to 460,000 square foot structures and consisted of office/warehouses, heavy industrial manufacturing, and large-scale food storage and distribution facilities. The PCAs defined equipment and infrastructure replacement responsibilities between the property owner and the tenant, and provided estimates for life expectancy and cost of replacement for equipment and structural components. The Phase I ESAs provided a determination of the potential risk for environmental liabilities. This information was utilized by the client’s financial institution for determining risk for loan modification. The portfolio was delivered within the agreed timeframe and within budget. Significant findings where further investigation was recommended were discussed with the client and ESE consulted the client on a plan of action to satisfy their financial institution’s requirements.
